The Middletown Township Committee, with the input of the Lincroft Village Task Force and surveyed results of Lincroft residents has designed plans through the township's engineering firm, T&M Associates, to develop the land into a passive use park.

If funding permits, the following is a description of what the park will be when finished.

The park will have both a paved walking area, as well as a rustic path through the woods. Park benches, picnic tables with benches, a retaining wall around the flagpoles, and steps will be available for sitting. The large central lawn can also be used to view outdoor concerts, movies or various other programs that will be presented in the pavilion. Passive recreation will include chess tables and bocce ball courts as well as the abundant activites the open lawn space will provide. Restrooms and a parking area will be available. In addition, the park will be landscaped and an area for the local cubscout troop to plant seedlings will be provided. Two water fountains with potable, township water will be provided. In addition, a well will be drilled to provide water for the underground sprinkler system. The park is handicap accessible from both Newman Springs Road and Old Phalanx Road.
